What Is Your Lead Magnet Actually Worth to the Person Downloading It?

September 22, 2026

Most agents have something on their website that asks for an email address. It might be a guide for first time buyers, a home valuation form, or a list of tips for preparing a property for sale. Behind it sits a form, and in front of it sits a person deciding, in about three seconds, whether what you are offering is worth handing over their contact details for.

You are not in the room for that decision. The only thing making your case is the offer itself, and most of us have never looked at it from the other side.

The trade you are asking someone to make

An email address is not free. The person giving you theirs knows roughly what follows. They expect messages. They expect a call at some point. Many of them have made that trade before with someone who then did very little with it. So the useful question is not whether your lead magnet is good. It is whether it is worth the cost, to them, of being contacted by you.

Read your own lead magnet from start to finish, slowly, as though you had never seen it before. Would you have given your email address for it? If you hesitate, that hesitation is worth paying attention to.

What your market already knows

A great deal of what sits behind a form answers questions the reader has already answered for themselves. Ten tips for staging a home. Five mistakes buyers make. Five reasons to use an agent. None of it is wrong. It is simply everywhere, and a reader can find it in half a minute without giving up anything at all.

The material that earns contact details is usually the material a reader cannot easily find elsewhere. That tends to mean something local, something current, or something tied to a decision the reader is making this month. You know things about your market that no national article can tell them. The question worth sitting with is which of those things you have ever written down.

Specific is harder to copy

A guide called "Selling Your Home" could have been produced by any agent in any market. A guide about what actually happens to one type of property in one named neighbourhood, using timelines and figures you can pull from your own board data, can only have been produced by someone who works there.

Being specific narrows your audience, and that feels like a loss. It also tends to raise conversion, because the people who do respond have told you exactly where they are and what they want. Which of those two trades would you rather make, and what does your current offer suggest about the choice you have already made?

The number you may not have

Most agents can tell you how many people downloaded the thing. Far fewer can tell you how many people landed on the page and left without filling in the form. The second number is where the information is, because it separates a traffic problem from an offer problem.

Improving the guide when the problem is traffic is a month spent on the wrong thing, and the reverse is equally true. If you do not have that number to hand, finding it is probably a better use of this week than rewriting a single paragraph.

A question to sit with this week

Think of your best client from the past twelve months. If that person had arrived at your lead magnet page as a complete stranger, knowing nothing about you and owing you nothing, would they have filled in the form? If your honest answer is no, what specifically would have had to be different, and what would it cost you to change it?

Where to take this next

If it would help to work through your own answer with someone whose job is to ask rather than tell, you can book a discovery call.
